Elliott West Case Study

Koehler & Company structured a joint venture with the Curran family, landowners of the development site, to create Elliott West, a three building, high technology urban campus containing 300,000 square feet on Seattle's northern waterfront.

As an owner, developer and manager of this project, Koehler & Company directed the entire process required to bring this property to fruition, including entitlements, market feasibility, architect and contractor procurement, design development, construction management, leasing, lease negotiations, tenant improvement management and building commissioning.

The project was fully leased before construction was completed in the summer of 2000. That year the project was awarded NAIOP's "Office Development of the Year" for non Central Business District (CBD) projects.

In the fall of 2005, Koehler & Company managed the disposition of the property to a large institutional fund manager. This included the process of selecting a sales team, managing the receipt of offers, oversight of due diligence, selecting a preferred buyer and managing the closing process. Koehler & Company continues to provide property management services for the project and maintains an on-site property management staff including a Property Manager, Chief Engineer and maintenance staff.
