Koehler & Company assisted Attachmate, its broker and its legal counsel in lease negotiations to ensure that the Landlord delivered a building with the functional systems and quality desired. Second, the company also helped Attachmate procure tenant improvement work from a quality contractor at a reasonable cost. Specific services included:

• Developing the lease exhibits including a Base Building Shell & Core Outline Specification, Tenant Improvement Workletter and a Project Schedule;
• Consultation regarding the selection of tenant work design consultants, general contractor and major subcontractors including development of the necessary RFP's, selection criteria and interview procedures;
• Design development consultation to establish Shell & Core upgrades to enhance Attachmate's use of the facility;
• Tenant improvement construction contract administration to ensure compliance with the specifications.
