Koehler & Company's design development expertise was utilized to help create a build-to-suit atmosphere within the context of the existing permits. The objective was to help F5's management obtain quality corporate offices and meet the company's functional requirements and corporate culture. The services provided included:

• The development of an Outline Specification defining the Shell & Core work to be provided by F5's Landlord and a Workletter outlining the tenant improvement allowance and guidelines;
• Oversight of Base Building construction work to ensure that specifications were being met;
• Tenant work design and space-program development review including advice on the selection of mechanical, electrical and elevator systems, space planning & furniture systems;
• Tenant work general contractor RFP, procurement & selection, contract negotiations and construction oversight.
