Westlake Center

Koehler & Company, under a joint venture with The Rouse Company, co-developed Westlake Center, an urban mixed-use project located at Fifth Avenue and Pine Street in the heart of Seattle’s retail core.

The project consists of a twenty five story office tower containing 355,000 square feet; a four level retail center containing 110,000 square feet; a plaza providing a focal point for public gatherings; a transportation hub containing the Seattle Center Monorail, Metro buses and Sound Transit Link light rail.

Koehler & Company, as the local partner of the development team, provided expertise during the entire development process with particular emphasis on:

  • Land assemblage including the purchase of a key lot on the corner of Fifth Avenue & Olive Way;
  • Project entitlement and coordination of adjacent integral projects such as Westlake Park, the Downtown Seattle Transit Tunnel, and the relocation of the Monorail terminal;
  • Design development of the Office Tower;
  • Oversight of all office leasing.

Upon completion of the project in 1988, Koehler & Company began 18 years in various management roles including Property Manager of both the office and retail components of Westlake Center.
