Koehler & Company was retained by AT&T to provide development services and tenant representation for its 582,000 square foot build-to-suit corporate headquarters facility within Redmond Town Center.
Koehler & Company assisted AT&T and its broker in negotiating a lease that provided allowances
for both base building and tenant work construction with the annual rental rate established based upon a formula rooted on final
costs. The overriding objective of the services provided by Koehler & Company was to help AT&T management mitigate the risk
associated with development cost overruns. The ground up development services provided included:
- Development of lease exhibits including, the Outline Specifications, Tenant Workletter and Project Schedule;
- Monitoring the permitting and entitlement process;
- Consultation regarding the selection of the Base Building design consultants, general contractor and major subcontractors including, development of the RFP's, selection criteria and interview procedures;
- Design development and value engineering leading to an acceptable guaranteed maximum construction contract;
- Construction contract administration including performance, oversight and the coordination between tenant improvement work and Base Building construction work.
